Most people ﬁnd out they have termites when the termites swarm in the spring or they ﬁnd damage in their sheetrock or trim. A swarm is how termites procreate. They can come out by the hundreds or even thousands and look like black ﬂying ants. Termite swarmers do not bite, sting, or carry any infectious diseases. They cannot crawl off inside your house and start a new colony. Termite swarmers are not a problem they just tell you there is a problem. Termite damage will always be full of dirt.

Termites are methodical and persistent but they are not fast when it comes to eating wood. If an average size termite colony in east Texas (about 200,000) were eating on just one 2x4 in your house the termites would eat about 6 inches in 12 months. Termites cannot eat through concrete. If your house is on a slab termites can gain entry by coming around the outside of the slab and through a mortar joint. They can come up expansion joints were two slabs come together. Termites will come up around your plumbing penetrations or a crack in the slab. A termite inspection does not guarantee the absence of termites. The termites must be visible and accessible at the time of inspection.
Termite inspections do not include moving furniture, appliances, gun safes or anything else that might be against a wall or on the floor. There are systems designed to detect the termite colony before it gets to your house then eliminate all of them including the queen. The system stays in place so that if any other termite colony tries to move in it will detect them too. Termite inspections done for the purposes of buying or selling a house are call W.D.I (wood destroying insect) reports. These reports are regulated by the state. We just fill them out. The reports include sections on termite activity, conducive conditions, previous treatments, other types of wood destroying insects like carpenter ants and other organisms that may affect the house. The cost of W.D.I. reports varies based on how large the house is, were its located, and what type of foundation it has. Call the office to get prices for the home or business you’re looking at. The report is very specific on when a recommendation for treatment can be made. For termites we must find active termites on the structure, find evidence of termites with no evidence of a previous termite treatment or find conducive conditions that warrant a treatment.
We do not move furniture, boxes or stored items during the inspection. It is always best to inspect a vacant house. We do not guarantee the absence of termites or termite damage, only that we could not see any evidence of termites at time of inspection. When termite damage is found we cannot tell you how severe or cosmetic it is, only that it’s there.
